Properties: the homes, the warehouses, the offices, the vast amounts of shelter spread all throughout Los Santos is one of the warmest feature on the server. With the addition of the furniture system, properties have catapulted LS-RP towards areas we never thought were imaginable. When LS-RP first started there were only a handful of homes- maybe 100 or so at most. Owning an establishment was pretty much not only a dream but close to an unrealistic one for many players on the server at the time.

You had to get by on simply renting at current homes or just hoping one day you'd see that green house icon floating around. As time went on and updates happened across both LS-RP and SA:MP we were able to drive the number up the current limit of over a thousand properties on the server. So really that was it honestly, people were able to buy homes and multiple ones at that, many more options to rent from, every exterior you saw ingame was enterable; we're living the good life when it comes to the property system and that's where it was left sadly.

Blinded by the success of it all we simply considered it concluded and went on about our business elsewhere in the script. In the development world you simply can not do that. The script is like a plant, it needs attention, care, updates, water(Please do not put water on your computer). So I made sure to make properties #1 in this update giving it all I can to bring it up to date with the rest of it's fellow features.

Like the vehicle system the aim was to give the property system and neighborhoods for that matter more of a personality. To create a feeling of ownership when you buy this property rather than it being this box in which you just buy and walk in and out of. Furniture system gave it a boost but with this update the aim is to give it more of a face within the server. A more vibrant system to connect it more towards the owner and the environment around it.

General Information:
As stated earlier there are over 1,942 properties on this server and growing. The properties consist of houses, offices, complexes, and warehouses. The aim is to make every housing exterior some form of property sometime soon- hopefully by the end of this year. The houses range in prices, size, beauty, etc ec. So expect to see shacks deep in the ghettos with market prices of 25,000 and mansions up in Vinewood around the millions. When a property is up for sale it will display a yellow message at the door.

To check if an exterior is a property and or to retrieve information about it just simply walk up to the door and a checkpoint should appear around you with a message about the property in your chatbox. Within this revision the checkpoints are now based off an area system which should be reliable in terms of instances where properties are near each other and the wrong checkpoint would show up or not show up at all- those issues mostly the apartment owners have gone through. It should also be a lot less wear and tear internally for the script in comparison towards the system we've been on for years.

The script allows you to own up to 10 properties so if you own one already and would like to buy another go right ahead! Be aware that the price of the property will go up some based off how many you already currently own. So if you want to buy a 3rd house then the price would be = market_price*(properties_you_own*10). Another thing you want to keep in mind when owning an establishment is after a period of activity, defined by Property Management, it will be removed from your ownership with no refund.


One of the areas within the property system that really does not get the attention it fully deserves. When you own an establishment you want the best for it in and out- especially against intruders. A defense built to keep them at bay and an alarm to keep you alerted, the absolute basics. Within this revision the spotlight will be shined back on the security aspect of owning a property. Like the vehicle system it will be balanced and throughout time the prices and limits will be properly adjusted to fit the system.

The system is designed here as well to provide comfort for the owner and to keep it as interactive and fresh as possible for the intruders they will encounter over time. Unlike the vehicle security system the property secruity will actually require both a downpayment and routine payments as long as it is installed. Money will be drawn from your property's cashbox so store your money there.

General
  • When the house robbery job was in the server a few years back it was met with a hellstorm of activity by the server. So much that it forced my hand to have updates towards the script in order to both combat the craziness while at the same time providing the same level of fun. All the headaches from before have given me a huge boost in what areas and limitations I need to set up moving forward.

    For now the general script limitations set up so far are these few items listed below. Enough for robbers to get their enjoyment and enough for the house owners to retain their sanity.
  • Properties without an owner can not be robbed.
  • A property with an alarm requires the owner to be online.
  • The cashbox of a property can be robbed only once every 4 days. (Has a max take value of $25,000)
  • If a property has a safe then the thief would have to locate the safe and crack it open in order to rob it of its money and weapons. (Only one safe is allowed per property.)
Alarms
  • Also like the vehicle system there will be no stock alarms for properties. Another thing you will notice is that every alarm level will require a payment via your property's cashbox every 12 paydays. In the event your property does not meet the amount of money required for the alarm it will be docked a level. Eventually continuing to miss payments will result in the alarm being removed.

Locks
  • Every door will come with a stock level lock. Unlike the alarm system that you, the locks only require a 1 time payment. Unless it is the highest level lock- seeing as it has a lot of power behind it and can be tied towards the alarm system it will require routine payments from your property's cashbox.

      +2,000hp door strength.
      +Special protection blocks all types of physical attack breaching.
      ( + )HIGHEST_LEVEL_ALARM (REQUIRED) Taze protection. Alarm will need to be cracked in order to breach the door lock.

Tax Codes:
Hello Money! One of the integral parts of owning any type of establishment that I wish to bring to this server is helping players better understand the real investment it is in owning it. Sometimes it's more than just a house you're buying into, you're buying into a neighborhood, a community, an area that is different from what you're used to. It should also be a lesson for players in teaching them difference between being able to buy something and being able to afford it.

Taxes for properties will work off a simple and straight forward formula- nothing insane or overzealous so no need to worry. It won't break the bank if you can afford the establishment you're residing in. It will be a percentage (%0.0001) based off your property's market price and the area tax. In action it will look like:

0.0001 of MP($350,000) + Temple Area Tax(We'll say 10 dollars.)
$35 + $10 = $45 per payday.
Which is $1,080 a day in taxes.
Which is around $32,400 a month for your house.


The payment method for taxes will be an automatic system that will retrieve the money needed directly from your bank. So it is important to keep your property bank filled with enough money to cover the charges- especially if you're going to be away for some time. In the event your property's bank is empty and or not enough to cover the charge the money you do owe will be built in a seperate box assigned to your house.

*When the amount of taxes each %5 or more of your property value the percentage of MP charge will be upped towards 0.0005
*When the amount of taxes each %10 or more of your property value the percentage of MP charge will be upped towards 0.001
*When the amount of taxes each %15 or more of your property value the percentage of MP charge will be upped towards 0.005
*When the amount of taxes each %20 or more of your property value the percentage of MP charge will be upped towards 0.1
*When the amount of taxes each %25 or more of your property value the percentage of MP charge will be upped towards 10.0
*When the amount of taxes each %30 or more of your property value the property will be foreclosed.

Foreclosed in the sense of LS-RP means it will be sold to market where anyone would be able to purchase it at that point. The purchaser would also have to pay off the debts along with the market price of the property in order to own it for themselves. The list of the area tax are listed below:

The ultimate dream of the taxes from properties is to not only bring unity and neighborhood roleplay towards property owners but to intertwine it with government paychecks and have the money go towards benefits and so on. I want the money to mean something and return create more of a voice for you as a property owner. I want you to have more of a say and everything that comes with it.


One thing Kye has always visioned for servers on SA:MP is to break out of the box feeling most roleplay servers seem to have in regards towards how many of us treat the property aspect of our servers. SA:MP has come a long way and honestly created many opportunities for us to do more than just an interior in a box. Sure furniture is a great feeling but we have the opportunity in front of us to take it a bit further.

I want properties to have elements where a person can breathe inside of their establishment. A place where they are one with the world around their property. Sadly I can not do it for every property we have ingame but I plan to do it for as many as I can.

It started off with krisk's property. Where you were able to go inside his glass apartment and look outside towards the Los Santos world. What most people didn't realize at the time that the effort we were going for there was that not only could you see the world, but you're actually still apart of it; even if you entered a property. You'll be able to see people driving by outside of your windows, and many times you will be able to interact with the outside world from the comfort of your world.

The glass tower will be open for business during the update, how sales will be done is yet to be decided. Throughout time we will implement house exteriors throughout Los Santos in empty lots. The house exterior will look something like this. Regular house exteriors you can enter normally and will be treated like a regular house, difference is your windows will actually be windows. A window out into the world.

It's based off an area system so furniture will load up on entrance and unload on exit- to keep the object count low for clients.
